  • 商舖「黃金10年」 恐難再現

  從事商舖租務20多年,迷你倉新蒲崗世邦魏理仕商舖服務部執行董事連志豪見證零售商開店的變化,而廣東道更是10年人事幾番新。  連志豪1993年起從事商舖租務代理,至今已有20年經驗,他謂多年來訪港旅客的背景及消費模式,以至租戶組合均有變化,「早年遊客以日本人、西方遊客為主,遊客區最多商舖,是售賣中國特色商品,尖沙咀廣東道是以民生消費為主。」  連志豪補充,「由於當時旅客以觀光、飲食為主,購物是其次,所以沒有太多品牌來港開舖,而日本客市場好重要,售貨員需要懂日文。其後97年金融風暴,很多吉舖出現,業主對租金要求好低,但求租得出,如灣仔駱克道地舖,不過月租20萬元以下一間,如今變成70萬至80萬元。」同胞消費模式迷你倉出租開始改變  自從2003年沙士後,自由行政策開始實施,至今10年,正改變了遊客類型及消費模式,他指出,「最初自由行三寶以金行、化�品及電器為主,旺角西洋菜街開始變成電器街、化�品街等。2009年,金融海嘯後,歐美國際品牌來港開舖,Rolex、Burberry等紛來廣東道開旗艦店。」他解釋,內地人訪港目的好明確,是要購物,消費力高,令品牌不斷搶舖爭生意。  但他認為,情況開始有改變,「內地客開始增加飲食比例,而富有的內地旅客,不一定要來港才買得名牌,他們開始直接飛往歐洲買。」  自由行令舖市出現「黃金10年」,會否有下一浪?他相信機會不高,但內地市場潛力仍大,「內地中產人數不斷上升,消費力自然續提高。」儲存倉

  • 車多山路窄 「上山像在考駕照」

太麻里鄉公所為行銷今年金針花季,迷你倉庫昨天上午舉行長達1.8公里的健走活動及金針花創意料理比賽等,昨天適逢周日,金針花季吸引數千遊客上山,在狹小的山道上,車潮壅塞,有人不禁感嘆:「上山就像在考駕照」。為了鼓勵遊客搭乘賞花專車上山,減少交通擁擠的不便,鄉公所還提供遊客超值優惠與服務,遊客搭乘賞花專車上金針山,就可獲折價券在太麻里鄉全鄉內各商店使用。今年太麻里鄉金針山花季3日展開後,為期1個半月,鄉公所昨天進行小長城步道健走及金針創意料理比賽;農民們各自發揮創意巧思,以金針花為主要儲存材,做成壽司、西式點心等,由評審選出最具創意及口感最佳作品,其中以金針蛋糕最受評審青睞,獲金針創意料理第1名。由於昨天是周日,許多民眾一早就帶全家大小出遊,約吸引數千民眾上山賞花,狹小的山道上,湧進龐大車潮,山上停車位更是一位難求,每處停車場都停滿遊客車輛。「路小、車多,根本就像在考駕照」,高雄市陳先生表示,從網路上看到金針山有辦活動,就和家人駕車來台東,只是上山的路,實在太小,車子又太多,在會車時「簡直就像在考駕照」,不過,看到盛開的金針花,山上漂亮的風景後,一切都值得了。新蒲崗迷你倉

本報記者 李盛丹歌編者按 出境游帶動我國旅遊業的發展,自存倉 與此同時,一些中國遊客在出境游中的不文明行為也影響著中國公民的形象。本報開設 “文明出境游大討論” 專欄, 引導和推動人們強化出境游文明意識, 提升文明道德素質, 抵制不文明旅遊行為, 展現文明中國、 禮儀之邦的風采。7月31日,中央文明委在京召開提升中國公民出境旅遊文明素質電視電話會議,強調要引導和推動人們強化出境旅遊文明意識,提升文明道德素質,努力避免出現不文明旅遊行為,以良好的言談舉止展現文明中國、禮儀之邦的風采。中國出境旅遊市場蓬勃發展,但出境遊客的不文明行為時有發生,所產生的負面影響逐漸凸顯。國人到國外“觀花賞景”,世界也由中國遊客的言行觀察中國。北京環球世紀旅行社導遊王歡長期帶隊出境游,對公民出境旅遊各種不文明行為有切身感受。“雖然大多數迷你倉新蒲崗客言行大方得體,但個別人隨地吐痰、亂丟垃圾、大聲喧嘩、隨處吸煙等行為屢見不鮮。境外旅遊中種種不文明現象對於我們國家的形象造成了非常不好的影響。希望出境遊客重視自己的言行,樹立國人良好的文明形象。”中國旅遊研究院院長戴斌認為,種種不文明行為暴露出我國遊客文明素質教育方面的欠缺,遊客的成熟度有待提升,也表明我國出境游仍處於起步階段。一家旅行社的負責人韓景峰認為,“出境游領隊要以身作則,並注意用恰當、得體的方式提醒遊客文明出游,讓遊客出行前心中有數、心中有禮。在等候出入境海關時,逐個提醒保持適當距離;在到達酒店時,請遊客不要大聲喧嘩;在參觀旅遊景點時,說明規矩等。除此之外,學習瞭解目的地文明規範、風俗禁忌也非常重要。當我們的遊客像當地人那樣待人親切友好、遵守公共秩序、保護生態環境時,他們也會收穫外國人友善的微笑。”迷你倉出租

  • 投資綺理:菲律賓開賭靠中國

澳門博彩收入已經是拉斯維加斯的七倍,新蒲崗迷你倉主要受內地旅客帶動。韓國、台灣、新加坡等亦紛紛發展博彩業,菲律賓也不例外。在○八至○九年間,菲律賓在馬尼拉批出了4個賭博業執照。每個持牌公司將在未來五年內投資10億美元,預期於一七年前陸續開業。將提供酒店房間約5,000間,每年可接待100萬名旅客。菲律賓賭場最大支柱是中國和韓國賭客,而非本土人。菲律賓因鄰近中國廣東省,佔有地理優勢。今年一至五月,約16萬名中國遊客曾到菲律賓旅遊,比去年同期增長約18%。菲律賓娛樂及博彩公司認為,今年該國的博彩收入有望達到25億美元,按年升幅達25%,增幅較市mini storage對澳門的預期高。明年博彩收益或增至31億美元,增長24%。基建不足吸引力減今年三月,Solaire賭場在馬尼拉正式開業,其投資額達12億美元,主要目標客戶為中國貴賓。雖然菲律賓致力發展博彩業,但有意投資該行業的投資者,要小心風險。政策風險方面,近月菲律賓政府宣布,私人賭場需要交30%所得稅,令私人賭場的盈利銳減。惠譽高級主管兼博彩、住宿及休閒部門主管帕拉迪諾指,馬尼拉的交通基礎設施較不完善,成為市場增長的最大挑戰。例如Solaire的非博彩服務的價格和賭桌最低投注額高於該行預期,礙於基建問題,對其目標客戶(高端的客戶)吸引力未必大。self storage

NParks investigating him for allegedly setting up illegal monkey trapA government contractor is under investigation for allegedly setting up a monkey trap illegally in the Bukit Timah Nature Reserve.文件倉The National Parks Board (NParks) confirmed recently that it is investigating Mr Jack Pang after he was caught setting up a cage in the reserve.Although he was hired by the Agri-Food and Veterinary Authority (AVA) to capture macaques, he allegedly did not have permission to trap them in the reserve.In fact, under the Parks and Trees Act, no one is allowed to capture animals from nature reserves and national parks without approval from the commissioner of parks and recreation."We are investigating and will take appropriate action in due time," said NParks director of conservation Wong Tuan Wah.News of the probe comes after The Sunday Times reported last week that almost 360 macaques were euthanised by the AVA in the first half of this year.The number was more than the combined total for the past two years and estimated to be one-fifth of the total population of not more than 2,000.The AVA told The Sunday Times that it had euthanised 357 monkeys this year, as of June, compared with 204 in 2010, 151 in 2011 and 127 last year.The agency had also received 920 complaints about the "monkey nuisance" last year, up from 730 in 2011.External contractors were then hired, or traps lent to residents to capture the monkeys, which are then released elsewhere or killed.Mr Pang is one of several external contractors hired by the AVA to capture macaques that have roamed beyond their natural ha存倉itats.These contractors are usually activated to catch monkeys in areas such as Bukit Timah or Watten estates, after the AVA receives complaints from the public or residents about the monkeys.These contractors are believed to be paid for each animal captured.Nanyang Technological University graduate student Amanda Tan, who is studying a troop of macaques in Bukit Timah, said she alerted the authorities after seeing Mr Pang set up a cage at the reserve's Kampong Trail on July 16.She also found a second, larger trap nearby. "I have seen him trapping here before so I quickly took a picture. He immediately signalled his assistant to remove the trap," she said.The AVA, responding to queries from The Sunday Times, said: "We will evaluate if any action needs to be taken by us after NParks has concluded its investigations."It added that it had not received any complaints about Mr Pang from NParks before the July 16 incident.The Sunday Times believes Mr Pang is still carrying out his work, legally, while investigations continue. He declined to comment when contacted yesterday.Culprits behind six cases of illegal poaching were either warned or fined by the AVA between 2011 and June this year.   • 慶陽壓縮公用經費用于救災及重建

本報慶陽訊(記者先朝陽)為積極應對近期的汛情和災情,迷你倉價錢調集各方力量搞好防汛救災和災後恢複重建工作,近日,慶陽市委、市政府發出通知,要求市直單位和各縣區分別壓縮年初財政預算公用經費的8%和5%,統籌用于防汛救災和災後恢複重建。今年入汛以來,慶陽市天氣複雜多變,局部地區極端災害性天氣多發、重發,單點暴雨和小區域暴雨較為突出,導致洪澇、滑坡、泥石流等災情頻發且較為嚴重,給人民群�造成生命財產損失。通知指出,為了確保防汛救災和災後恢複重建工作有足夠的資金支持,慶迷你倉庫市委、市政府要求,各縣區和市直各部門、各單位要調整支出結構,壓縮一般性財政支出,支持防汛救災和災後恢複重建工作。具體要求是,市直預算單位的年初預算公用經費一律壓縮8%,同時要盡力壓減部分項目建設資金,統籌用于全市防汛救災和災後恢複重建工作。各縣區要將公用經費壓縮5%,用于本縣區防汛救災和災後恢複重建工作。各級民政、水務、農牧、財政、交通、扶貧、電力、通信、石化等部門要採取多種辦法,動用各種力量,積極爭取各類援助資金,保證防汛救災和災後恢複重建工作順利進行。儲存

  • 穿越時空 採訪王小波

王小波用他短暫的生命給世間留下了豐厚遺產。他的作品對我們生活中所有的荒謬和苦難作出最徹底的反諷刺,新蒲崗迷你倉他用冷峻的目光,審視事物本質及內在衝突,從人性角度上構建理想的道德標準,而他的幽默辛辣更是恰到好處。為了能再次見到這位大師,聽到他針砭時弊的言論,成報記者搭乘時光機來到他北京的家中。記者懷�忐忑的心,「咚咚」敲門,只見王小波用右手食指和中指夾�煙,左手輕輕打開了門,開口道,「等你多時了……」如他跳達的文字那般親切有趣。在他的帶領下,來到書房,他的書房非常簡單,除了藏書,便是一台大大的電腦,他每天程式設計和寫作的時間排得很滿,但他仍懷�對新時代的強烈好奇,毫不猶豫地抽空接受了記者的訪問。關於社交網絡成報:隨�互聯網和社交網絡的發展,人們愈來愈習慣用微博等工具來表達意見,言論審查與控制難度加大,您如果活到現在,願意使用微博嗎?王小波:我一定會用。我們這一代當慣了「沉默的大多數」,在公共領域失聲,後果是非常嚴重的,我至今無法忘記文革時是非顛倒的場景。我很高興我所喜歡的互聯網技術讓人們能夠自在發聲。成報:但網絡上的資訊良莠不齊、真假難辨,您如何明辨是非?王小波:我最害怕成為一個只知道明辨是非的人,道德判斷不是我的強項。兼聽則明,偏聽則暗,大家有不同的聲音,我都去聽聽,自然會有自己的判斷。成報:但是假消息會帶來恐慌和負面情緒,對社會穩定不利,政府也一直以此為由加強網絡言論監控和實名制,您覺得有沒有必要實行網絡資訊過濾?王小波:我只是擔心那些壞消息會被率先過濾。網絡資訊就算不一定全對,至少不會培養出花剌子模的君王——獎勵送好消息的人,處死帶來壞消息的人。世上不可能只有好消息,如果只想聽好話,那麼往往只能聽到虛假的資訊。成報:被封殺的有很多都是外國網站,也有一些是所謂「公共知識分子」的微博。網絡上「論戰」沿襲了文革鬥爭王小波:當年國學和儒學熱很大程度上是由於這種學問背後的統治魔力,而有些中國人發現自己的統治權威因為西方人或公共知識分子的活動而喪失時,就會仇視他們。其實我很願意成為一個「公共知識分子」,我的雜文基本上也在幹這個事兒。成報:如今知識分子或是其他人士的論戰主戰場也搬到了網絡上,但是論戰的方式仍然以粗暴的攻擊和批判為主,您覺得這是為甚麼?王小波:我覺得這仍然是沿襲了文革鬥爭的習慣,大多數論戰都會由平等的討論轉為道德批判,不是爭誰對誰錯,而是爭誰好誰壞。這種氣氛一直使我膽寒,如果我在網上跟別人討論問題,最後卻變成了道德之爭,我要做的第一件事就是逃到安全距離之外,然後再好言相勸:算了罷,何必呢?成報:您的看法很精采,如今您的擁躉愈來愈多,很多人自稱為「王小波門下走狗」,遺憾於無法在現實中與您相逢。而選秀熱也造就了一大批狂熱粉絲,明星所到之處,粉絲夾道歡迎。您認為您的崇拜者和明星的粉絲是否有共同之處?王小波:或許有吧,還好我不用在現實中遭受他們的圍追堵截。我覺得狂熱的「粉絲」其實是另一種被洗腦,思想的自由完全束縛在一個偶像身上,其實是很可悲的。這是一種隱性而力量更強大的思想控制。關於愛情成報:您的文學創作受到很多年輕人的喜愛,您的愛情故事也讓人豔羨不已。尤其是李銀河女士出版了你們當年的情書集《愛你就像愛生命》之後,您當年的情書成為情人間傳誦的經典,請問您願意自己的情書被出版嗎?自己覺得最動人的愛情應是怎樣?王小波:我的情書本來就是寫給我老婆的,既然她願意出版,那是她的權利。在我看來沒有所謂最動人的愛情,我喜歡各種各樣的愛情,正如羅素所言:「須知參差多態,乃是幸福的本源」。而最最真摯的愛情可以拯救一個人。成報:那您是否認同真摯的愛情不一定需要發生在異性之間?王小波:是的,我和李銀河女士曾一起做過關於男同性戀者的社會調查。說實話,我很同情他們,在充滿歧視和限制中很難充分享受愛情和性愛的每秒。成報:現在全球都掀起了撐同性戀遊行,美國最高法院也剛作出同性戀婚姻合法的歷史性裁決,您是否感到鼓舞?王小波:我很高興看到有這一天,人的自由選擇是最寶貴的,希望這也能在中國發生。成報:您的遺孀李銀河女士和當代作家馮唐在微博上互動密切,私交甚好,甚至有人猜測他們之間發生了「忘年戀」,您能容許這樣的愛情嗎?王小波:我很了解我老婆,她純粹是欣賞馮唐的才華,無論如何,我都希望她幸福。當然,我不反對「忘年戀」,老年人和年輕人一樣有追求愛情的權利。愛情不應被標準mini storage桎梏成報:記得您曾經說過自己其貌不揚,但您仍然獲得了理想的愛情,而現代人往往屬於「外貌協會」,擇偶時很看重外形條件,所以整容愈來愈流行,您如何評價外表在愛情中的作用?王小波:追求美男美女是人的天性,但對我來說美麗的靈魂比美麗的外表有更強的吸引力,我也很感謝我老婆選擇了我,畢竟我可不想一直當男光棍。成報:那您怎麼看時下流行的相親節目和閃電速配?王小波:現在人們結合的速度愈來愈快,要求愈來愈具體,但浪漫有時必須慢慢來,愛情也不應被任何標準所桎梏。關於文學創作成報:您是理科生,又能寫小說,現在很多人說如果理科生都來搞文學創作的話,文科生恐怕就要丟掉飯碗了,您認同理科生在文學創作上有獨特的優勢嗎?王小波:我覺得理性思維對於寫小說是有裨益的,我喜歡程式設計,也喜歡寫小說,很多理科生可能也是如此。過去只有文人才搞創作,現在理科生也創作,大家可以看到不一樣的、新鮮的作品。成報:莫言成為第一個獲得諾貝爾文學獎的中國籍作家,在國內掀起了一股「莫言熱」。而您曾被認為是中國最有可能獲得諾貝爾文學獎的作家之一,您的文學成就甚至在您在去世之後獲得了更廣泛的認可,您會不會因為未能獲得諾獎而遺憾?王小波:我寫小說不是為了拿獎,完全是興趣。莫言拿諾貝爾文學獎如果能激發人們對於文學的嚮往,就是好事。我唯一遺憾的就是心臟病發作太早,如果我能活到現在,看到眼前這個世界,肯定能寫出更有趣的作品。成報:您寫過您在文學上的師承是翻譯家查良錚先生,您同時又深受西方文學家,如羅素和蕭伯納等人的影響,還有人將您比作中國的卡夫卡,那麼您自己最願意成為甚麼樣的作家?王小波:這些都無所謂,如果一定要選的話,我最願意做一隻特立獨行的豬。不迎合讀者,特立獨行成報:除了小說之外,您還寫過獲獎劇本,時下最火的編劇是于正和郭敬明,他們編劇的作品賺得盤滿缽滿,但卻是叫座不叫好,您認為假若您來擔綱編劇、製片或導演的話,能超越他們嗎?王小波:我編劇和寫小說、寫詩一樣,主要從我自己興趣出發,不會太考慮別人是否能夠接受,所以可能不會像于正和郭敬明那麼火爆,但我個人認為他們的創作離一流的文學作品還有很大的差距。成報:高考剛結束不久,許多高考作文題缺乏常識,容易給考生造成混亂,比如被網友吐槽的「一群色彩斑斕的蝴蝶」會生活在山洞�嗎?南京林業大學的蝴蝶專家鑒定照片之後,表示這絕對是蛾子,而且是夜蛾的一種。您以前寫作文遇到過這種尷尬嗎?王小波:我小學五年級的一篇作文被選作範文,當時的小學語文老師可說是我寫作生涯的第一位伯樂。但現在的作文題出題風格大不一樣了,有時我很難明白那麼長的題目究竟是甚麼意思,為甚麼那麼容易寫跑題。至於缺乏常識的問題,我覺得這證明了語文老師多學點理科知識、少想當然是很有必要的。成報:中國如今國力強盛,「中國夢」一詞越來越流行,您對此有何見解?王小波:「中華文明將拯救世界」這句話我聽得很多,小時候在雲南插隊,真以為可以去解放緬甸的受苦人,幸好沒幹這件傻事。中國人喜歡瞎浪漫,想讓中國的光芒普照世界,有強烈的救世情結,以解天下於倒懸為己任,現在又舊話重提。對我來說,我只想做成一些事,比如寫好的小說,我覺得如果每個普通人能踏實做點事,比這樣手淫中國文化,意淫全世界要好得多。採訪結束,記者還在深感幸運,能親眼見到王小波,告訴他自己有多喜歡他的文字和思想時,王小波已埋首電腦桌,開始鼓搗記者完全不懂的程式設計語言。記者想提醒他,久坐電腦前對身體健康不利時,又想到他那如櫻花一般短暫卻燦爛的生命,只能會心一笑,默默離開。(以上為類比內容,如有雷同,純屬巧合。)【人物簡介】王小波(1952-1997), 當代著名學者、作家,被譽為中國的喬伊絲兼卡夫卡。出生於北京一個革命知識分子家庭,經歷過知青下鄉,二十五歲時與社會學家李銀河相識並戀愛結婚。王小波的文學創作獨特,富於想像力之餘,卻不乏理性精神, 代表作品有「時代三部曲」——《黃金時代》、《白銀時代》、《青銅時代》,以喜劇精神和幽默風格述說人類生存狀況的荒謬故事,並透過故事描寫權力對創造欲望和人性需求的扭曲及壓制。唯一一部電影劇本《東宮西宮》(改編自同名小說)獲阿根廷國際電影節最佳編劇獎,並且入圍1997年的坎城國際電影節。四十五歲時因心臟病突發辭世,其妻李銀河在悼文中稱小波為「浪漫騎士」、「行吟詩人」及「自由思想者」。撰文/實習生鄭子琳 記者李允灝self storage

  • 恐襲響警號 美關22使領館 全球旅遊警示

美國政府被揭監控全球通訊網絡而飽受批評之際,儲存國務院今日罕有地關閉中東、北非廿二間使領館,並於日前向國民發出全球旅遊警示。消息指,華府上周截獲阿蓋德恐怖組織高層通訊,或於本月對美國駐也門大使館等西方國家目標發動襲擊。華府的高調舉措觸動各國神經,英德法亦隨即宣布今明兩日關閉駐也門大使館。華府截獲阿蓋德高層通訊,揭發恐襲計劃。美國國務院今日關閉包括也門、埃及、利比亞、伊拉克、阿富汗等國的使領館,更不排除部分使領館將關閉逾一天。國務院上周五還宣布,阿蓋德或在本月發動襲擊,故發出全球旅遊警示,生效期由本月四日至三十一日,並提醒國民提防海、陸、空等交通工具或其他旅遊設施遇襲。總統奧巴馬已下令國安部門,要採取一切措施保護美國國民。舉措受班加西事件影響這是自九一一事件十周年後,華府首次發出同類大規模警示。《紐約時報》透露,美國情報部門上周截獲阿蓋德高層的通訊,顯示該組織密謀本月針對美國和其他西方國家,在中東、北非地區或阿拉伯半島發動恐襲。美國有線電視新聞網絡(CNN)引述官員指出,美國駐也門大使館或為襲擊目標。華府是次關閉使領館的決定,正值美國九一一恐襲十二周年及美國駐利比亞班加西領事館遇襲兩周年前夕;加上回教齋戒月即將結束,阿蓋德分子可能採取殉道行動,故華府亦提高警覺。分析指,美國政府在班加西事件中被指對恐襲威脅情報掉以輕心,故是次高調發出旅遊警示和關閉使領館。英德法關駐也門大使館美國參謀新蒲崗迷你倉聯席會議主席登普西受訪時形容,這是一次很嚴重的恐襲威脅,較過往的情報更明確,且針對美國和西方國家目標。眾議院反恐情報委員會主席彼得金則稱,該次是近十年來最具體的情報。英國、德國及法國政府均決定今明兩天關閉駐也門大使館。歐盟稱會密切關注事態發展,暫未有計劃關閉設施。美國關閉的22間使領館:大使館:阿布扎比、阿爾及利亞、約旦、埃及、吉布提、孟加拉、卡塔爾、阿富汗、蘇丹、科威特、巴林、阿曼、毛里塔尼亞、也門、利比亞領事館:杜拜使領館:伊拉克(1間大使館、2間領事館)沙特阿拉伯(1間大使館、2間領事館)近年部分針對美國的嚴重恐襲:2013年4月15日車臣裔兄弟塔梅爾蘭及焦哈爾,在美國波士頓馬拉松賽事的終點,引爆壓力煲炸彈,造成三死逾百傷。警方追捕他們時在街頭發生槍戰,塔梅爾蘭傷重死亡,焦哈爾被捕。2012年9月11日九一一恐襲十一周年之際,利比亞班加西的美國領事館遇襲,遭發射火箭炮,美國駐利比亞大使史蒂文斯及另三名美國官員身亡。美國其後承認事件是恐襲。2010年5月1日巴基斯坦裔美國人沙赫札德,將一輛載有爆炸物的休旅車停泊在紐約時代廣場,卻未能引爆車上炸彈。疑犯其後被捕。他曾受塔利班炸彈製造訓練,並獲對方資助他施襲。2009年12月25日尼日利亞青年穆塔拉布,於聖誕節登上一架由荷蘭飛往美國底特律的客機,企圖引爆藏於內褲的爆炸品,幸裝置失靈。據知內褲炸彈由阿蓋德也門分支提供。本報綜合報道mini storage
